The current owner of Rajanen corner is a lawyer who has worked in the real estate industry for a long time. He has been suspected of financial crimes connected to the Youth Foundation, but he was acquitted of the charges.
Lagus has been suspected of several financial crimes as part of the criminal investigation related to the ex-directors of the Youth Foundation, but the prosecutor decided not to press charges in November a year ago.
Last winter, Oskari Rajasen’s estate sold the valuable property located at the corner of Hämeenkatu and Rautatinkatu to JHE Kiinteistösijoitus oy., owned by Lagus.
According to Lagus, Rajanen’s old buildings will only be renovated after it has been confirmed what the new building will be like and how the pre-marketing of the new apartments will go.
Difficult construction project
The deviation decision concerns parking spaces. According to Sivonen, the city intends to grant the building a deviation decision, according to which 30 percent can be deducted from the parking space obligation. This is in accordance with the city’s parking policy.
Sivonen says that the new building is a difficult project in every way, because the plot is narrow and on a slope.
– When building, you have to take into account how the slope and the adjacent building in Oskar’s yard will last, says Sivonen.
The building permit for the new building requires that the roof of the old, low part must be renovated. The property has brick-and-mortar shops for rent. Sivonen thinks that processing the building permit will take months.
