The profitability analysis carried out by the city of Lahti shows the best places for hotel operations

The strongest conditions for a profitable hotel business are on the edge of the market, in Paavola and Ranta-Kartano.

The hotel survey commissioned by the city of Lahti has been completed. The report examines the city’s own and private plots zoned for hotel operations from the point of view of where the business would be most profitable.

According to the report, the best conditions for a profitable hotel operation are right in the core center on Rauhankatu, at the corner of Aleksanterinkatu. The private property is currently rented out by the apartment hotel company Forenom, which also offers rooms for longer-term accommodation.

– The location serves business visitors, day visitors and event audiences. The sports center, Sibelius building and downtown events are close by, Honkanen lists the advantages of the first location.

Enough overnight guests for one new hotel

The next most potential locations are the city plot in Ranta-Kartano and the Paavola area, where Luhta Kiinteistöt has previously said that it is planning a hotel. At the moment, the weakest possibilities seem to be in Mukkula, on the city’s hotel lot located on the edge of the event park.

During major events, the capacity of Lahti’s current hotels will not be enough. In connection with the profitability analysis, it has emerged that there would be enough customers for one new hotel in Lahti to begin with.

– It may be that the next one will have to wait a while for a market to emerge. The first project has an advantage, planning director Honkanen states.
