The small municipality of Lapland surprised everyone – Central European buyers revolutionized the real estate transaction in a couple of years
Instead of congested tourist centers, foreign buyers have begun to be interested in cheap and peaceful roads that are beautiful and safe.
After 2020, the number of real estate transactions in Lapland has fluctuated from about one hundred to a hundred five years in Lapland.
The Land Survey of Finland statistics include plot stores, forest real estate stores, and detached houses and holiday home stores where the plot also changes ownership.
Ski resorts and other traditional Lapland sites marketed for decades around the world have long been popular with foreigners, but there have been new cheaper and less congested alternatives alongside them.
Tervola, with less than 3,000 inhabitants in southern Lapland, is one of this. There are no hotels, no spa or ski slope in the municipality.
In the mid -Rovaniemi and Kemi rural community, real estate has recently been made with Central Europeans at such a high rate that it has surprised the residents of the keeper and the mediator himself.
According to Salmela, he made his first \”international\” trade in Tervola with a local salesman and a German couple. A little later, the same family bought three more properties nearby.
A family living in Brieselang near Berlin intends to permanently move to Tervola in 2026, when the 18-year-old Leo son will complete high school.
The couple says they want to give old houses and abandoned properties a new life and rent them to tourists.
– Our move to Finland and Tervola is based on breathtaking nature, security and peace, and above all friendly and helpful people, the family says via email.
The chances of tourism in Lapland are well known
According to Jorma Salmela, the German family represents a fairly typical buyer.
– They are not afraid that the house will have to be renovated, but vice versa. When the purchase price is between $ 20,000 and € 120,000, there is also money for renovation and it is to be made.
In addition to the Germans, British, Irish, Swiss and French have acquired the real estate from Tervola through Salmela.
Most of them intend to vacation on the Kemijoki River a few times a year and other times to put their apartment in Airbnb rental.
– Rovaniemi tourism is well known to people and also that there is a full and high price level. These Tervola real estate investments also want to earn, although income is more moderate than Rovaniemi, says Salmela.
New people bring the much needed vitality
Real estate investments also bring life to the countryside with tourists.
Mika Simoska sees that there is plenty of room for both domestic and foreign tourism entrepreneurs.
-Properties are usually in a sparsely populated area and, for example, additional construction is much simpler than in the town planning area.
