Arina would like the Rovaniemi Tower Hotel to be open by Christmas 2025: “The goal is to move forward in the next few weeks”

Arina hopes that the 18-storey tower hotel planned for the corner of Lordinaukio in the centre of Rovaniemi can now move ahead quickly.

For years, the Arina co-operative has been planning an 18-storey tower hotel in the centre of Rovaniemi.

According to him, the planning process is estimated to take about a year and demolition work on the Lapinmaa site should start next spring. The pace of construction would be fast.

– Our target is to open the hotel by Christmas 2025.

The progress of the project also requires official decisions from Arina’s board. The hotel’s cost estimate is 50 million euros.

The next step is a planning initiative

As you know, the city of Rovaniemi and Arina have had differences of opinion, among other things, about where the hotel’s tower would eventually be located. According to Anu Junnikkala-Alho, in the latest plan, it is in the northern corner of the plot, but not quite close to the boundary of the plot.

Anu Junnikkala-Alho says that Arina is now hoping for feedback from the city of Rovaniemi on the presented plan. The next stage is making a zoning initiative for the city.

– The tower hotel has been planned for seven years and in total there have been about 50 different plan options. From our point of view, this newest one is ready to move forward, says Junnikkala-Alho.

Urban architect on the timetable: ‘Possible’

The opinions of the townspeople also matter in whether the expansion of Lordinaukio presented in the plan is sufficient. In Arina’s plans, there is going to be less expansion than is prescribed in the current partial general plan for the city center.

The floor height is not limited by the current partial master plan.

– In the general plan in force, for example, floor heights in the downtown area are not limited in any way, the limit is flight height. It limits the skyscrapers of the big world, but 18 floors is possible, says Hintsanen.

Arina’s tower hotel would be the tallest building in Rovaniemi. Arina tried a tower hotel in Rovaniemi for the first time already in the 1990s. The Rovaniemi city council approved a 16-story hotel in 1996, but the Ministry of the Environment stopped the plan at that time.
