The housing market was boosted in the spring in Häme – we asked real estate agents how the deal is going on

In Häme, the housing trade has gone steadily in recent years. Now we are hopeful in the industry.

In the Lahti region, the housing trade went sticky for a long time, but now in the spring there are new signs of life. New homes are constantly on sale. In particular, there is demand for homes built in the 21st century.

Buyers’ enthusiasm is still diluted by economic uncertainty. Particularly for older, unrequished destinations, it can be challenging to find a buyer. The reason is that the renovation costs have risen and the banks’ loan policy has become tight.

Many would also have to first sell their own apartment to make a new deal.

– Now the relationship has turned the other way around. It brakes trading.

In the Lahti region, housing prices have been almost the same in recent years.

Kolu points out that the average prices in place do not tell everything about the market. The apartment may be on sale for a longer period of time, and sellers are not willing to flex much for the price.

Instead, interest rates have fallen. It has revived a little home sale, but not as much as Kolu would have liked.

He has noticed that interest rates have already encouraged buyers.

– It feels like we’re going better. Buyers and sellers have woken up. When homes have also been on the market for longer, it seems that buyers have a good selection.

Interest and consumer trust affects

Also in Kanta-Häme and the Hämeenlinna region, the dip in the housing trade has also been a commonplace.

Many distractions have been influenced by the housing trade: war in Ukraine, rising electricity prices, inflation and rise in interest rates. Some of these have already been relieved.

One of the most important factors is interest rates.

– It has long been down. However, the forecasts in long heels are very low, 2 % level, so it boosts and supports the home sale.

According to Toivanen, another important thing is consumer trust. There has been a slight healing, but there are differences depending on the area.

– Local employment news and situations in local economic outlook influence how the housing market in certain provinces, growth centers and cities work.

Toivanen highlights, among other things, Patria’s investment plans and their employment impact. Toivanen believes that they also have a positive impact on the demand for housing in the Hämeenlinna region and Kanta-Häme.
