All social services in Lahti will soon be under one roof in Sammonkatu

A large red brick building with lots of windows. There are pedestrians in front of the building. There is a pavement and a crosswalk in the foreground.
The property at Sammonkatu 8 is a former furniture factory.

The social services of Päijät-Häme will be brought together in one place. At the moment, they are scattered at several addresses. This is expensive and inconvenient for customers.

New premises have been found for the social services of the Päijät-Häme welfare area.

The Regional Director for Welfare will propose to the Regional Council on Monday that the Social Centre’s premises be located in a former furniture factory at 8 Sammonkatu in the Paavola district.

According to the proposal, the contractor and lessor will be a consortium of the City of Lahti’s premises company Spatium and the real estate investment company Staffia oy, Ryhmittymä Sammon8.

Another tenderer, Investors House Corporation, also participated in the tendering, but its offer did not meet the terms of the tendering.

Thus, virtually all social services from family services to disability services are collected in the new social center. Currently, they are scattered at several addresses.

He states that costs and functional disadvantages are created in the welfare area if the services are at several points.

Big renovation on a fast schedule

The new Social Center is expected to start operations at the end of 2026. The former industrial property will have 5,600 square meters for over 300 employees.

There is a major renovation ahead. Social work requires, among other things, reception facilities where the customer can be served in peace. In addition, unobstructed access to the old property should be ensured.

The welfare area is on the premises as a tenant. The lease is at least 20 years and has an option for a five -year additional time. The rent level is approximately EUR 1.2 million per year.

Social and health care activities have its own special requirements for farms.

The competition was conditional on the roof price, which the tenderers had to fall below. The price includes, among other things, renovations.

In practice, this means that the welfare area will get the premises tailored to the \”turnkey\” basis, and the rent level is known for the entire contract time.

– The lease and the facilities are implemented according to the welfare area, says Rautiainen.

The rental period is long because, according to Rautiainen, it is appropriate to obtain functional and continuity facilities from the point of view of the welfare area.
